- ? Ensure Standard operating procedure is followed for switching on & switching off of the concerned equipment under charge.
- ? Ensure daily / weekly checks are carried out as per the Site requirement.
- ? Ensure all the parameters are logged in the log book.
- ? Attend complaints if any and soon after resolving the complaint take sign off from the complainant and track for closure of complaint. Complains to be closed within time limit.
- ? In case of any abnormality in the system, inform site engineer for further action.
- ? To maintain inventory and update in-charge for procurement of spares well in advance.
- ? Ensure cleanliness of concerned equipment & surrounding.
- ? Follow the equipment/lighting operation timing strictly as per client's instructions.
- ? Maintain, and repair electrical wiring, equipment, and fixtures. Ensure Facility system is in accordance with relevant codes.
- ? Daily/weekly planned preventive maintenance, running & breakdown maintenance, Faultfinding and Defect rectification of the HVAC equipment's.
- ? Monitoring of floor temperature and coordination with builder for AHU operation.
- ? Maintenance of indoor & outdoor split units, cleaning filters and condenser coil.
- ? Support on other mechanical related works.
- ? Take rounds of all washrooms, water outlet points, water coolers, filtration system, water lines etc. Check for leakages, wear & tear. Arrest leakages if ant.
- ? Check for sanitary ware & fittings, water lines, fixtures of water heating system and drainage systems, according to specifications and plumbing codes.
- ? Repair and maintain plumbing, replacing defective washers, replacing or mending broken pipes, and opening clogged drains.
- ? Perform locksmith duties, fitting of various door hardware, locks, door closers and the associated maintenance
- ? PM's are undertaken at the required frequency and prioritized accordingly in liaison with the building supervisor.
- ? Record and report all faults, deficiencies and other unusual occurrences as well as the time.
