The candidate shall have min. 12 years of experience independently handling Projects with Design coordination, Planning, Execution, Construction of preferably IT Parks, Commercial projects with wide MEP services/installations including HVAC, Fire-fighting, FAS-Electrical HT/LT, DG, PHE, CCTV, IT, PA etc. along with Fit-out projects for offices, IT parks, Commercial/Retail premises etc.
Also he needs to have good exposure to Engineering Repairs & Maintenance of all MEP Installations, Civil Finishes, Facade/Glazing/Curtain walls.
Planning & installations of Mechanical car parks. He shall be independently executing projects through directives from Directors, Top Managements and timely reporting to the Management Team.
Effective Co- ordination and Communication with Architects, MEP Consultant, Contractors, Interior designers, Subcontractors and Vendors to direct them in working to the Project Schedule.
Represent the company with Architects, Consultants, Government Authorities, Vendors and Subcontractors for Project meetings, Study Norms /Guidelines from Local Governing bodies, Municipal Corporation, MIDCs, CIDCO etc. & implement the same in design drawings, execution.
Liaison with the Government officials to get approvals for Construction related approvals, Service connections as per the Project and Property requirement.
Prepare budget for Projects, Fit-out works, Operational projects and any other works related to assignment given.
Derive BOQs, Tender documents, Tender drawings for floating tenders for Projects/works after due Pre-qualification check for qualified contractors, shall be well versed with negotiations thru Comparative statement & Justified rates for each item of work and ensure works awarded within approved budget.
Administer financial aspects of the Owner s contract, subcontracts, and purchase orders.
Build effective working relationships with clients and the project team members.
Project Start-Up Review the general contract and contract documents and confirm the budget setup and project milestones in conjunction with Project Lead Create a schedule of values and project logs, plan for project safety and mobilization, Prepare weekly Project reports for review by Directors & Top management. Present progress of Projects at weekly review meetings
Purchasing process and document control Maintain the purchase schedule especially in case of long lead items, define scopes of work, distribute and log subcontracts, write required contract riders and purchase orders, and confirm compliance with project insurance requirements
Coordinate & show property spaces/premises for allotment to Clients, explain the premises, services, Parking provision, fit-out scope etc. before allotment.
Assist drafting Rent agreement/contracts for Space allotment to tenants.
Understand Owner scope for the fit-outs, services etc. in the premises. Effectively & quickly design, award, execute to make the premises, space ready for takeover by the tenants.
Keep close coordination during tenants fit-out works & ensure existing structure, services are not disturbed/damaged.
Attend all schedule and management Project meetings necessary to monitor and manage the project, chairing as appropriate Financial Management.
Manage all requisitions and payments including lien releases and project payroll and maintains best possible cash flow throughout the project, communicating issues proactively.
