- Company Description Ashok Malhotra Group of Companies is a lifestyle development company located in Ludhiana, the Manchester of India. JD of Project Manager Project manager has the responsibility of financing, approving, and designing infrastructure, townhouse, condominium, shopping malls and affordable housing developments and mixed-use community development projects. To manage and oversee every phase of the project, including: Project Initiation Project Planning Execution Monitoring and Control Project Closure Roles and responsibilities: They will have to locate and analyze sites and obtain site control for new projects, if financially feasible and within proscribed project goals/metrics/size/location. Collaborating with partner agencies and/or independently identifying potential sites and conducting due diligence around sites. Responsible to identify new business opportunities, business development, proposal development, and lead client pitches. To plan, design and execute the projects. Plan and implement project strategies. Should have coordination with national as well as international architects. Should have good coordination with brands. Manage and Build relationships with potential occupiers and industry leaders. Negotiate leasing terms and finalize agreements. Ensure proper maintenance and inspect properties periodically. Preparing and maintaining predevelopment budget, development budget, construction cost, operating budget, project timeline, and other project underwriting. Managing construction pricing process for inclusion in the final project budget, and reviewing legal documents for structuring, risk management, and tax issues. Manage all leases from potential and existing clients. Coordinate and schedule lease deeds, and adhere to compliance requirements. Execute new lease agreements and coordinate fit-out processes. Support legal and general advisory needs associated with a large-scale real estate portfolio. Skills Required: Ability to work independently with minimal guidance and collaboratively in a team environment to manage multiple projects and deadlines. Demonstrate a strong business acumen, business development skills as well as proven leadership abilities in managing multiple projects and staff. Solution-oriented thinker with strong problem-solving skills. Capable networker with excellent interpersonal and communication skills. Solid understanding of federal, state and local rental regulations and compliance. Proven skills in managing leases for high volume properties. Analytical and project management skills.,
