Job Overview: The Contracts Manager will be responsible for managing the entire contract lifecycle for high-rise residential projects. This role involves ensuring that the company complies with legal and regulatory requirements, manages risks, negotiates with contractors and vendors, and monitors project progress. The ideal candidate will have significant experience in contract management within the real estate development industry, with a focus on large-scale residential projects. Key Responsibilities: Contract Drafting & Negotiation: Draft, review, and negotiate contracts with contractors, subcontractors, consultants, vendors, and other third parties. Ensure all contracts are aligned with company policies, legal requirements, and project specifications. Develop and maintain standard contract templates for use across projects. Negotiate terms, pricing, and conditions to ensure favorable outcomes for the company while managing risks. Contract Management: Manage the execution of contracts from initiation to closeout. Monitor contract performance, ensuring that all parties adhere to agreed terms and timelines. Track project milestones and deadlines to ensure adherence to timelines and budgets. Handle variations, change orders, and claims related to contract scope and cost. Address any contract disputes, managing risk and resolving issues with contractors or vendors as they arise. Cost Control & Risk Management: Oversee the financial aspects of the contracts, ensuring that costs remain within the approved budget. Identify, assess, and mitigate risks related to contracts and construction projects. Collaborate with project managers and finance teams to ensure contracts are aligned with project financial objectives. Legal Compliance & Documentation: Ensure compliance with all legal, statutory, and regulatory requirements during the contract execution. Maintain comprehensive records of contracts, amendments, and correspondence for future reference. Ensure timely submission of required documentation for project approvals and regulatory purposes. Liaison with Stakeholders: Serve as the primary point of contact between the company and contractors, consultants, and other stakeholders. Work closely with project managers, architects, engineers, and legal teams to ensure smooth contract execution. Facilitate communication and negotiation between internal teams and external vendors or contractors. Report regularly to senior management on contract status, potential issues, and performance. Reporting & Documentation: Prepare and present regular progress reports on contract status, financials, and compliance to senior management. Maintain and update contract databases to ensure accurate and timely information is available. Ensure proper filing and archiving of all contract-related documents as per company protocols. Required Qualifications: Education: Bachelor's degree in Civil Engineering, Construction Management, or a related field. Experience: Minimum of 8-10 years of experience in contract management within the real estate or construction industry, with a focus on large residential projects (high-rise buildings). Proven experience in managing contracts for high-value, complex real estate development projects. Skills & Competencies: Strong knowledge of Indian construction contracts, legal frameworks, and industry standards. Expertise in contract negotiation, drafting, and dispute resolution. Excellent analytical and problem-solving skills. Ability to work under pressure and meet tight deadlines. Strong communication, presentation, and interpersonal skills. Ability to manage multiple contracts and tasks simultaneously with attention to detail. Proficiency in Microsoft Office Suite and contract management software. Desired Attributes: Leadership & Teamwork: Ability to lead a team and collaborate with cross-functional teams (project managers, finance, legal, etc.). Strong decision-making and problem-solving capabilities in high-pressure situations. Attention to Detail: A high level of attention to detail in reviewing contracts and financial documents. Negotiation Skills: Skilled in negotiating complex contractual terms and conditions while ensuring that company interests are protected. Problem-Solving Abilities: Ability to effectively resolve conflicts, disputes, and issues arising during the contract lifecycle.
