Job Responsibility:

The candidate should have expertise and extensive experience in managing Low Cost Housing/Affordable Housing Projects and have a previous proven track record of leading/handling multiple projects including multi-storied high end Residential and Commercial Building Construction projects. The candidate should be able to lead and guide a Team of Project Managers and resolve routine construction site issues locally and fairly; break down barriers to progress. Candidate should be responsible for overall progress and smooth running of projects, duly monitoring projects for time, cost and quality at all levels. The candidate will be placed in Head Office at Delhi and will have to monitor all projects from Delhi.

Experience:

Minimum 20 years experience with hands on working experience on AutoCAD & MS Projects.

Candidate should have experience in Project implementation using SAP and knowledge of structural analysis software tools in SAP along with proficiency in other ERP software.

Candidate with engineering degree from any reputed institution along with additional qualification from IIT or other renowned institution will be preferred.

The candidate should have previous working experience in any leading or renowned Construction Company.


Position Purpose:

  • Accountable for the project(s) construction execution in compliance with the project(s) objectives including safety, quality, schedule and cost, covering construction, commissioning and start up phases by managing key construction contractors and other stakeholders of the project.
  • Responsibilities also include ensuring the construction site is compliant with Provincial / State, Local laws and regulations, as well as guidelines, policies and procedures.


Principal Accountabilities:

  • Construction Leadership.
  • Engage at all levels of the organization to lead achieving a strong zero injury safety culture.
  • Directs and runs regular construction management meeting, issue minutes / reports.
  • Project Construction Planning.
  • Implement and monitor an HSE program, report shortcomings and recommend corrective and / or preventive measures to be taken.
  • Monitor construction schedules and planning, coordinate inspections and make forecasts to avoid any potential delay.
  • Project Construction Execution.
  • Monitors the contractor(s) activities with respect to conformity to the requirements of the respective contracts.
  • Monitors the on-site fabrication and installation of all equipment and materials and other supplies included in the contracts to ensure compliance with specifications and the terms of the contracts.
  • Identify technical conflicts and / or omissions, and coordinates resolution with the Engineering Team.
  • Provide interpretations as required of technical documents (plans and specifications).
  • Develop and implement quality control programs. Ensure each contractor maintains proper workmanship quality, enforce and assure each contractor's sufficient adherence to the approved technical documents in performing his given works to assure the quality of the works performed meets the requirements.
  • Collect all the required data representing the current status of the construction works, covering such items as work progress, quality control activities, staff plan, problems and issues.
  • Approves progress billings, evaluates and recommends action to be taken on extra work and change orders, verifies completion, coordinates warranty work and generally monitors all construction related aspects of the project(s).
  • Monitors the overall construction budget and provides support with respect to the control and negotiation of claims and back charges, and the identification, approval and control of extras and scope changes.
  • Coordinates and reports on a weekly and monthly basis on all contract execution status.
  • Responsible for Coordination with Architects, consultants and other agencies.

Candidate should be proficient in planning & executing Interiors and Estate Projects involving method engineering/method statement, contract administration and resource planning with a flair for adopting modern construction methodologies/techniques. Hands-on-experience in swiftly ramping up construction projects with competent cross-functional skills; ensuring on time deliverables within pre-set cost parameters. Effective communicator & negotiator with strong analytical, problem solving & organizational abilities.

Planning & Execution: Preparing master schedules for all projects including resource schedules, execution methodologies, milestones, cash flow projections / budgets and periodic monitoring. Supervising all construction activities including providing technical inputs for methodologies of construction & coordination with MEP services and site management activities.Coordinating with Architects/Consultants for changes as required.

Project Management: Finalizing requirements and specifications in consultation with Architects / Collaborators / Promoters. Anchoring on-site construction activities to ensure completion of project within the time & cost parameters and effective resource utilization to maximize the output. Participating in project meetings for evaluating project progress providing technical inputs.


Site Management: Supervising all construction activities including providing technical inputs for methodologies of construction & coordination with site management activities with a flair for quality. Overseeing a team of Engineers for various types of job and removing bottlenecks. Ensuring materials received are in accordance with the quantity & quality.

Contracts Administration & Management: Monitoring and supervising the preparation of tender drawings / specifications & finalization of requirements & estimates; interpreting contractual obligations & rights and evaluating technical / financial problems for reporting the same to the department / management.
